No — it’s an honest ballpark, ±10%, built from our actual completed-project costs. The binding number is your fixed-scope proposal, which we write after a free site visit. In practice, final proposals land within the estimator’s range about 9 times out of 10.
Every task, material, and allowance is line-itemed and priced before we start. You sign it, we build to it. If we underpriced something or missed a condition, we absorb it — 94% of our projects finish with change orders under 2% of the contract value.
A typical kitchen runs 6–10 weeks, a bathroom 4–6, a finished basement 8–12, and whole-house work 12–24 — and 87% of our projects finish on or before the date in the contract. You get the schedule in writing before demo day, plus photo updates every Friday.
